1. Agreement to Terms
These Terms and Conditions (“Terms”) form a legally binding agreement between you (“you” or “user”) and Amethyst Associates LLC (doing business as Coastal Stay Compliance, “we,” “us,” or “our”), concerning your access to and use of our website (coastalstaycompliance.com or any related domains, the “Site”) and our services for short-term rental compliance assistance (“Services”). By accessing or using the Site or Services, you agree to these Terms. If you do not agree, do not use the Site or Services.
2. Description of Services
We provide administrative assistance and facilitation services to help property owners or managers navigate short-term rental regulations. This may include:
- Reviewing publicly available rules and requirements
- Assisting with preparation and completion of permit/license applications and related paperwork
- Coordinating and scheduling required inspections (e.g., fire safety, building, or occupancy checks)
- Guiding clients through submission processes where permitted
Our Services are limited to administrative support and do not include legal advice, representation before government agencies, guaranteed outcomes, or official endorsements. We are not attorneys, licensed real estate professionals, permit expediters in a regulated sense, or government officials. All final decisions on permits, licenses, compliance, or inspections are made solely by the relevant local, county, or state authorities. Any assistance we provide is based on information you supply and current public regulations — we do not verify or guarantee the accuracy of applications or results. You remain fully responsible for the content of all submissions, compliance with all laws, and any required follow-up.
3. User Responsibilities
You agree to:
- Provide accurate, current information when contacting us or submitting inquiries.
- Use the Site and Services only for lawful purposes and in compliance with all applicable laws.
- Not misuse the Site (e.g., no scraping, hacking, spamming, or unauthorized access).
- Not rely solely on our guidance for final compliance decisions — verify with official sources.
We reserve the right to refuse or discontinue Services to any user at our discretion.
4. No Professional Advice
Nothing on the Site or in our communications constitutes legal, financial, tax, or professional advice. We disclaim any liability for decisions made based on our information or assistance. You assume all risk for actions taken in reliance on our Services.
5. Intellectual Property
All content on the Site (text, graphics, logos, guides) is owned by us or our licensors and protected by copyright and other laws. You may view and print content for personal, non-commercial use only. No reproduction, distribution, or commercial use without written permission.
6. Limitation of Liability
To the fullest extent permitted by law (including Florida law), we are not liable for any indirect, incidental, consequential, special, or punitive damages arising from your use of the Site or Services, even if advised of the possibility. Our total liability shall not exceed the amount you paid us (if any) in the 12 months prior to the claim. We are not responsible for denials, delays, fines, or other outcomes from government agencies, even if arising from our assistance.
7. Disclaimers
The Site and Services are provided “as is” and “as available” without warranties of any kind, express or implied, including accuracy, completeness, timeliness, or fitness for a particular purpose. We do not warrant that the Site will be error-free, secure, or uninterrupted.
8. Indemnification
You agree to indemnify and hold us harmless from any claims, losses, or damages arising from your use of the Site/Services, violation of these Terms, or infringement of third-party rights.
9. Termination
We may terminate or suspend your access to the Site/Services at any time, without notice, for any reason (including suspected violation of these Terms).
10. Governing Law and Disputes
These Terms are governed by the laws of the State of Florida, without regard to conflict of laws principles. Any disputes shall be resolved exclusively in the state or federal courts located in Pinellas County, Florida. You agree to submit to the personal jurisdiction of those courts.
11. Changes to Terms
We may update these Terms at any time. Changes will be posted here with a new “Last Updated” date. Your continued use after changes constitutes acceptance.
